Owner Builder Requirements List
As an owner builder you will be required to fulfill a variety of obligations and will be responsible for supplying and/or paying for the pre-build bits and pieces – including, but not limited to, the following:
Relevant public liability and workers comp insurances in place before commencement of the build (including prep work) On-site power to be available before commencement of the build On-site water to be available before commencement of the build Site access (to the actual house site) to be available before commencement of the build On-site toilets for the duration of the build or until such time as a working toilet is connected Scaffolding as and when necessary Site security Be aware of, and adhere to, OH&S issues relevant to your build
Owner Builder Likely Additional Costs
There will be many additional costs involved when buying a kit and building it yourself and as the owner builder you will be responsible for supplying and/or paying for numerous things that do not form part of the standard kit inclusions – including, but not limited to, the following:
Soil test Contour plan Waste Water Treatment Report Building Surveyor fees (to obtain Certificate of Likely Compliance ready for council) Lodgment of applications to council Additional Reports that council may require Additional drafting fees and engineered footings fees if you request a change in the plans once they have been lodged with council All excavations All retaining walls which need to be erected before the commencement of the build, and any that are to be built after completion of the house Site drainage both before the commencement of the build and after completion as required—including soil erosion & sediment barriers Cost of locating underground cables if necessary (ie current Telstra lines) On-site power which needs to be available before commencement of the build On-site water which needs to be available before commencement of the build Telstra mains cable – usually charged for when you get the phone connected upon completion of the house, but organised around the same time as the electrical mains Site access which needs to be available before the commencement of the build Septic or AWTS as required, including excavations Footings — slab—subflooring Specialized slab pour – aggregates, cement etc Plumbing and electrical Upgrade to double glazing, plus optional extra for casements or bifolds if required Upgrade to include internal wall insulation (external wall insulation and ceiling insulation is standard, so too is sisalation at the roofing stage) Feature brick or block work to façade or internally (materials and labour) Upgrade to Ultra tin for roofing Internal Stairwells unless stated otherwise in contract External Stairwells unless stated otherwise in contract Kitchen cupboards and benchtops Painting – interior and exterior Floor and floor coverings Curtains and blinds Clothes line Letter box Driveway
It is not possible to list the exact prices associated with each of the above additional costs that you may face as they can vary quite considerably from job to job – but we may be able to give you an idea of your costs based on your individual circumstances and needs, or at least point you in the right direction as to how to find out these costs.
