Council Prep List

 

 

              Just tick and flick—its that simple.

 

 

             For anyone building in the Greater Hobart Area,

            we have listed the people we use for each stage.

 

 

Step 1

 

· Choose roof and cladding materials and colours

· Get copy of the Title (from any Service Tasmania—about $30)

· Draw up your desired site plan with dimensions

· Arrange Site and Soil Test plus Waste Water Report if required (Peter Hofto from Rock Solid Geotechnics—0417 960 769)

· Arrange Contour Survey if required (Rogerson & Birch 6244 6256)

· Have house plans and site plan drawn up (Grant Scott 6249 2174)

 

Step 2

 

· Collate DA requirements (Development Application for Council)

· Download or pick up DA from your local council

· Cover letter with house cladding/roofing and colours

· House plans and elevations

· Site plan (house set backs, shed, wwts, driveway, watertanks etc)

· Titles

· Lodge DA with your council

 

Step 3

 

· Arrange engineered footings plan - give engineer plans, soil report and contour plan  (Hutchings Spurr 6223 5020)

· Give building surveyor your titles and OBSD - Form 34 “Owner Builder Stat Dec Form” so it can be registered.

· Give building surveyor full set of plans, engineered footings, soil report and contour plan.  (Hobart Building Surveying 6224 6509)

· Building surveyor will give you your Owner Builder Registration documentation and the Certificate of Likely Compliance with all your documents stamped ready for lodging with council.

 

Step 4

 

· Collate BP requirements (Build Permit Application for Council)

· Download or pick up a build permit application from your council

· Do a fire hazard plan if required

· Have the Owner Builder Form—Form 34

· Plans (Certificate of Likely Compliance) stamped by building surveyor

· Collate SPP requirements (Special Plumbing Permit Application)

· Download or pick up a special plumbing permit application form from your local council if one is required

· Have the AWTS or Septic (Waste Water Report) info and site plan

· Copies of stormwater plumbing plan to water tank or mains stormwater drains

· Collate PP requirements (Plumbing Permit Application)

· Download or pick up a plumbing permit application form from your local council

· Copies of plumbing plan to AWTS/Septic or Mains Sewer (spare copy of house plan can be drawn on by plumber)

· Lodge BP along with OBSD, SPP and PP with your local Council
